Your responsibilities
You are responsible for the accuracy and lawful use of information entered or imported, reviewing automatic document mappings and classifications, independent verification of outputs, professional advice, and lender confirmation before making an offer, waiving conditions, borrowing or investing.
Estimates, comparisons and third-party data
Results depend on user assumptions and simplified models. A highlighted comparison result is a prioritization aid, not investment advice, and unlike transaction strategies may not be directly comparable. CMHC and market data may change, contain reporting lags or differ from a property’s unit mix. No result guarantees eligibility, pricing, value, cash flow or future performance.
Paid reports
A purchase grants a limited personal/business-use licence for the report generated for that deal. Payment is matched using a non-sensitive order reference; report fulfilment begins only after payment verification and receipt of the required deal information. Reports may be shared with advisers and prospective lenders for that transaction, but may not be resold or represented as an appraisal, commitment or CMHC document.
CapShark Pro subscriptions
CapShark Pro is billed in Canadian dollars at the interval shown at checkout and renews automatically until cancelled. The monthly price is $19.99 CAD and the annual price is $199 CAD unless a different price is clearly displayed before purchase. Access begins only after verified payment and account activation. You may cancel before the next renewal through the available billing-management process; cancellation normally takes effect at the end of the paid period. Taxes may apply. Pro does not include the separate $99 Full Financing Package or other one-property paid reports unless expressly stated.
Lender referrals
Referral consent is optional and separate from calculator or report access. A referral is an introduction only; CapShark does not promise contact, approval, terms or funding and may receive a referral fee if disclosed where required.
Availability and liability
The service is provided on an “as available” basis. To the maximum extent permitted by law, CapShark is not liable for decisions, missed opportunities, financing outcomes or indirect losses based on the service. Nothing excludes rights that cannot lawfully be excluded.
Changes and governing law
Material changes will be posted with a new effective date. These terms are governed by applicable Canadian law and the law of the province in which the CapShark operator is established, subject to mandatory consumer protections.
