Privacy Policy

CapShark collects only information reasonably needed to provide calculators, paid reports, customer support and optional lender referrals. Lender-referral information is shared only after express opt-in.

Information we collect

Deal inputs, property address and report assumptions you enter.
Rent-roll and operating-statement files selected in the browser Deal Room are processed locally in the beta. CapShark receives only information you intentionally submit for a report or support request.
Name, email, phone, sponsor information and timeline when you submit a report, support request or referral form.
Payment status, subscription plan, renewal status and transaction identifiers from Stripe; CapShark does not receive full card numbers.
Optional analytics data such as approved event name, page path, browser/device category and coarse technical context after you choose “Allow analytics.”

Analytics data boundary

Analytics must not include property addresses, deal names, borrower or sponsor details, email addresses, report/order IDs, document contents, payment identifiers, calculator input values or calculated results. The owner dashboard receives aggregate conversion and product counts only. Necessary browser storage for saved deals works without analytics consent.

How we use it

To calculate and compare results, maintain browser-local boards, activate and administer Pro accounts, generate and recover purchased reports, process payments, prevent misuse, provide support and improve the service. If you expressly request it, CapShark may email one saved-deal snapshot. Occasional deal reminders, product updates and lender referrals each require a separate express opt-in. We do not sell personal information.

Service providers and transfers

CapShark may use providers such as Stripe, hosting, analytics, email/form delivery and report storage. Some providers may process information outside Canada, where it is subject to local law and contractual safeguards.

Consent and choices

You can choose necessary storage only or allow optional analytics through the site banner, and reopen Privacy choices from the footer. Requesting one saved-analysis email does not subscribe you to marketing. Marketing consent is separate, recorded with its date, source and consent version, and every marketing email includes a working unsubscribe path. You may withdraw optional marketing, analytics or referral consent at any time. Withdrawal does not affect processing required to complete a purchase, meet legal obligations or maintain transaction records.

Safeguards, access and correction

We use administrative and technical safeguards appropriate to the information. You may request access, correction or deletion subject to legal and contractual limits.

Retention

See the Data Retention Policy. Free comparison records, deal data and normalized document imports saved only in your browser remain on that device until you delete them or clear browser storage. Source-file bytes selected in the beta Deal Room are not intentionally retained by CapShark.
